In 2023, a leading medical centre operator based in Sydney engaged Ativa Advisory with a strategic brief: to secure a high-profile site for a new flagship practice in or around the Sydney CBD. The client’s ambition was to expand their footprint with a modern, purpose-built facility that would meet their growing operational needs while reflecting the premium quality of their healthcare services.
Ativa leveraged its strong industry relationships, deep market insights, and end-to-end development expertise to deliver a tailored solution. The outcome: a fully integrated project delivery - from site identification to construction agreement and asset management - culminating in the successful handover of the property in May 2025.
Our Role
Ativa Advisory provided a full lifecycle service offering, managing every stage of the project in close collaboration with the client and key delivery partners:
Development Partner Sourcing: Initiated a targeted outreach campaign across Ativa’s extensive network to identify a development partner with the capacity and vision to deliver a high-quality, medically compliant facility.
Site Identification and Acquisition: Worked with real estate partners and vendors to evaluate multiple opportunities. Following rigorous due diligence, a site on Regent Street, Redfern was shortlisted and successfully secured for the development.
Project Structuring: Led negotiations and formalised a coordinated agreement between the medical operator, the developer, and Ativa, covering site acquisition, design and construction parameters, delivery milestones, and commercial lease terms.
Transition to Asset Management: As the project moved into delivery, Ativa’s Asset Management team took over operations to ensure a seamless transition from concept to occupation, with ongoing oversight of building performance and tenant support.
Outcomes
From initial conversations to practical completion, Ativa delivered a tailored, commercially viable outcome that met the expectations of all stakeholders. The new medical centre, handed over in May 2025, now stands as a state-of-the-art facility within an inner-Sydney growth corridor—designed, delivered, and managed under Ativa’s integrated service model.
